This is how we evaluate and manage apartment communities. It's not a description of any specific offering.

We manage our properties in-house. Keeping management under our own roof helps us control costs and stay close to every building, backed by deep roots in property and asset management.
Managing in-house is how we operate. It does not ensure lower costs or any particular investment result, and every investment involves risk, including loss of principal.
We'd rather pass on a deal than stretch the underwriting to make it work. No approach eliminates the risk of loss.
We look for value we can create through management and improvements, not just appreciation.
Many of our acquisitions have come from direct conversations with owners and brokers.

Criteria are general guidelines and may change. They do not describe or predict the terms or results of any investment.
Real estate investments can lose value. Key risks include changes in interest rates, occupancy, operating costs, capital-markets conditions, and local economies. Private investments are illiquid, and investors may not be able to access their capital for years. Every investment carries its own risk factors, which are described in its offering documents.

Any offering will be limited to accredited investors whose status we verify.
